The Business Incubator Center (BIC) offers an intensive five year business support program that accelerates the successful development of start-ups and fledgling companies by providing entrepreneurs with an array of industry-specific resources and services. Our service area covers Western Colorado and extends into all types of industries, including manufacturing, agriculture, medical, technology, services, construction and retail. BIC’s average occupancy is between 50 and 65 companies throughout the 35,000 square feet of mixed used tenant space. Our total square footage is 60,000 on approximately 46 acres.
If accepted into the program, tenant companies engage in regular financial reviews, on-going management consultations and business coaching, and participate in on-site events, classes, and networking. Lease terms are flexible, with monthly lease rates initially set at 75% of fair market rates for Mesa County, increasing 5% per year until market rate is reached. Incubator Client Companies graduate from the program, generally in 5 years or less. Utilities (water, sewer, trash, gas and electric) are included, although tenants in specific businesses will pay ½ of the electrical charges based on square footage occupied.
BIC staff and coaches provide ongoing technical help and training to Incubator Client Companies, from quick answers on accounting issues to help in launching a new product or service. Staff or coaches can assist tenants with marketing, including press releases, development of brochures, websites, and marketing plans. Mentors, advisors, or advisory committees can be developed to provide assistance as needed.
Networking opportunities abound with monthly tenant mixers, Business Over Breakfast interactive panel discussions, Open Coffee Club meetings, Chamber After Hours and discounted Chamber memberships, city, county, state and local government-sponsored events at BIC, federal and state procurement assistance, a Holiday Open House, trade shows and business showcases, use of Rocky Mountain Incubation Association (RMIA) facilities throughout the state for meetings and access to assistance from RMIA staff, discounted National Business Incubation Association (NBIA) services and products, and many others. We also house the Business Loan Fund of Mesa County, the Mesa County Enterprise Zone Administrator, and an office of PTAC (Colorado Procurement Technical Assistance Center).
